Tactical Group appointed Project Managers for the redevelopment of 100 Walker Street

Tactical Group are once again privileged to be working with long-term client Pro-Invest Group as Project Manager for the redevelopment of 100 Walker Street, North Sydney.

The new 45-storey commercial building will be an “anti office” skyscraper aimed at reviving the commercial market in a post-Covid working environment and attracting tenants that may not otherwise consider North Sydney.

With the North Sydney CBD undergoing a period of unprecedented development, 100 Walker will include 35 levels of commercial space, three levels of retail areas including a gym and wine bar, and six levels of basement and car parking.

In close proximity to the new Victoria Cross Metro Station due to open in 2024, the building will include communal spaces, lounges and outdoor terraces curated specifically for its occupants as they embrace a more flexible work style and setting into the future.

The development includes a high-quality through site link between Little Spring Street and Walker Street, providing pedestrian connectivity and enhance ground plane public realm. The link will provide access to a myriad of food and beverage and retail opportunities at the ground and through the podium promoting the vision of an 18/7 daytime/night-time economy which North Sydney has sadly lost over the last two decades.

Designed by Bates Smart, the building presents as anything but a typical office tower with a rhythm and articulation on all facades showcasing as truly unique on the CBD landscape, whilst prioritising generous public spaces, social connectivity, wellbeing and sustainability. It is no surprise that 100 Walker is receiving significant attention from Local Government and the greater community.

Located in the CBD’s most sought after precinct and challenged with site constraints, planning change and economic imperatives, the project requires a high degree of strategic input, design leadership, commercial acumen and stakeholder engagement. Tactical is proud to be leading the charge with Pro-Invest and an exemplary consultant team on this landmark development.

Our team, led by Nick Dillon (Project Director) and Richard Campbell (joint Managing Director) as Project Managers for the design and delivery of the development, bring a balanced perspective and a strong understanding of the critical project interdependencies. We are grateful to Pro-Invest for once again trusting us to deliver on what it is an exciting, bold, and innovative new development in the transformation of North Sydney.

We would also like to recognise the efforts of our exemplary consultant team who have worked tirelessly and collaboratively to date including Bates Smart, Enstruct, Evolved Engineering, Urbis and many others.

We look forward to updating on 100 Walker as we transition through key milestones of planning and design in the months ahead.
