    Tactical undertook the concept master planning for the Pacific National sites

    St Mary’s and Banksmeadow

    Tactical Group recently undertook site due diligence for our client Pacific National. The due diligence assessment was completed on land in St Mary’s and Banksmeadow owned by Pacific National to support a potential investment decision in maximising the utilisation of this land. By developing concept designs and assessing operational models and several key development disciplines, the aim is to ascertain further information on the site and highlight any key risks to the proposed development at this location.

    The scope of works included concept masterplan designs, contamination review, Geotechnical, operational modelling and traffic assessments. As the lead project Manager associated with the works Tactical leverages its 12+ years of intermodal terminal and precinct development to develop the due diligence and provide advice on the sites best use, layout and associated risks.  

    Tactical undertook the concept master planning for the Pacific National sites. The master planning is provided to explore development opportunities to upgrade the existing rail service and facilitate an industrial estate comprising up to approximately 30,000m2 of industrial warehousing. The scope of the concept master planning undertaken included the following: 

    • Review project brief and liaise with stakeholders on operations requirements. 
    • Coordinate existing site information to inform site constraints. 
    • Assess, develop, and confirm concept layouts, this includes an optioneering workshop with stakeholders to determine preferred operational scenarios. 
    • Develop final concept layouts. 

    We managed the completion of the supporting evidence and matched this with the requirements of the masterplan identifying freight transport facilities, preferred operating principles, potential rail freight hub and railway activities. By matching these requirements with the historical development experience of Tactical Group we were able to provide a due diligence reports which Pacific National can then use to develop the business case for funding.
